# Facing a Writ: What a Same-Week Apartment Search Looks Like

A day-by-day sequence from intake to lease signing, the document set to assemble first, and which inventory can turn around in days.

## Seven days, and what has to happen in them

We know that whether you are a homeowner facing displacement or a business owner managing a sudden relocation, the timeline is brutal. SB 38 overhauled Chapter 24 of the Texas Property Code on January 1, 2026.

This legislation sets an eviction trial just 10 to 21 days after filing, gives four days to respond, and allows five days to appeal. If you need an apartment before eviction writ texas, you are working inside a very tight window.

Our team designed a different sequence that front-loads the steps that usually happen last. A standard apartment search simply does not fit.

You will waste most of a week on two denials alone, and each rejection costs an average $55 to $75 application fee per adult. This accelerated sequence is exactly what

 is built around.

### The day-by-day

The process takes exactly one week when executed correctly. This accelerated timeline prevents the typical delays caused by automated screening software.

- **Day one: intake and documents.** We capture your full situation immediately, including court dates, and assemble the document packet on the same day. This is not preparation for the search, but rather the crucial first task.
- **Day one to two: criteria pre-screen.** Your file goes against verified criteria to find genuinely made-ready inventory. Nothing goes on the list that you cannot pass. We filter out properties using RealPage AI Screening with strict 7-year lookback windows to prevent automatic denials.
- **Day two to four: tour and apply.** Speed dictates whether you tour in person or by video. One or two applications go out with the full packet attached so nothing waits on you.
- **Day three to five: decision.** Texas Property Code 92.352 gives landlords seven days to reject an application, but our targeted approach usually secures a decision in 24 to 72 hours. Rental verification remains the slowest step.
- **Day four to seven: lease and keys.** We review the lease and confirm cash due at signing against the original quote. Utilities and renters insurance are sorted before move-in day.

> **The packet is the bottleneck, not the inventory**
>
> Renters often assume finding a unit is the hard part. It is not. A leasing office waiting on a missing pay stub is a day gone, and on this timeline, days are the currency.

## What to have ready on day one

A complete document packet is mandatory to start an emergency apartment search fort worth or anywhere in Texas. Missing paperwork instantly delays the screening process.

We require exact proof of income, which usually means the official Texas Apartment Association (TAA) Rental Application standards. You can speed this up by using tools like Plaid for rapid bank verification instead of waiting on PDF downloads.

| Document | Why |
| --- | --- |
| Photo ID for every adult | Required on every standard TAA rental application. |
| Last two to three pay stubs | Or offer letters and bank statements for non-standard income. |
| Three months of bank statements | Essential for irregular income. Digital verification speeds this up. |
| Prior addresses and landlord contacts | Verification is the slowest step. Working numbers cut the wait time. |
| Court paperwork and settlement letters | We need the notice to vacate, filing, disposition, and paid-in-full proof. |
| Honest cash figure | Knowing exactly what you can put down at signing prevents delays. |

Our team needs you to speak up immediately if something is missing rather than delaying the first message. Some gaps are easy to work around, and a few can be closed quickly. You cannot recover a day spent waiting for a document.

We advise asking for the written Tenant Selection Criteria before paying the $75 fee, as recent Texas Property Code updates require landlords to provide this upon request.

## Which inventory can actually turn around

Only vacant and made-ready units can accommodate a same week apartment approval. Any other status will cause you to miss your court deadline.

We target a very specific segment of the market to ensure fast placement. A typical Class A luxury complex usually enforces a strict 7-year lookback window for evictions.

You must focus on properties set up for rapid turnarounds.

- **Vacant and made-ready.** Cleaned, repaired, inspected, and available now. This is the real target.
- **Notice-to-vacate inventory.** A current resident has given notice, and the unit will be ready within days. This is sometimes workable, depending on the turn time.
- **Available next month.** This is not an option on this timeline, regardless of how good the unit is.
- **Under construction or in turn.** This is never an option for emergency placement.

Our screening process removes most of what a listing site would show you. This filter explains why an expedited search looks so much narrower than a normal one.

Narrow is the exact point of the strategy.

## Active case versus completed case

An active filing is significantly harder to process than a completed case. Most screening platforms will flag a pending Forcible Detainer judgment instantly.

We know that some communities will not proceed while a case is open, while others offer flexibility. The correct category for each property is a criteria question that must be confirmed rather than guessed.

The pool of available units shrinks considerably when a case is active.

- **Active filings:** Software systems like RentGrow often auto-decline open cases. We bypass automated systems and speak directly to property managers.
- **Completed cases:** A judgment, dismissal, or agreement becomes a static record. The record gets documented, matched against a 12 to 24-month second chance lookback window, and processed rapidly.

We will tell you exactly which situation you are in at intake. The facts are stated plainly rather than starting a search that cannot finish.

That kind of false optimism is the least useful approach when you need an apartment before writ of possession.

## What we can and cannot promise

Placement before a writ issues is the goal of every expedited search, and it happens regularly. It is not a guaranteed promise.

We see available inventory change daily across major Texas markets. The property always makes the final decision, with or without a guarantee in place. What remains certain is the cost, as you pay nothing to use the service.

Our compensation follows the standard apartment locator model, meaning the property pays the commission. There is no hidden fee, no rush charge, and no premium for the timeline. If you are on the clock,

right now, and put the court date in the first line of your message.

## Frequently Asked Questions

Can you place me before the writ issues?

That is the goal on every expedited search, and it happens regularly. It is not a promise, timing depends on available inventory and on the property's decision, and neither is ours to control.

What should I have ready before contacting you?

ID, recent pay stubs, any court paperwork with dates, prior addresses with landlord contacts, and a realistic figure for the cash you can put down. That packet is what turns a two-week process into a one-week one.

Does an active case disqualify me everywhere?

Not everywhere, but an active filing is treated differently from a completed one and narrows the pool considerably. We tell you honestly which situation you are in rather than starting a search that cannot finish.

Is there an extra fee for an urgent search?

No. Our service is free to renters regardless of timeline, the community pays a referral fee at lease signing. The costs you carry are the property's: application and admin fees, deposit, and any program premium.
