Why we exist

Fort Worth landlords filed just under 46,000 eviction notices in 2023. Texas filings are public from the day they hit the docket and they do not expire, so a case that was dismissed still shows up in a screening file years later. Meanwhile roughly 43% of Fort Worth households rent, occupancy runs 93 to 95%, and the average apartment goes for $1,438 a month.

Put those together and you get the problem we solve. A renter with something on their record applies blind, gets denied, pays another $50 to $100, and repeats. Four denials later they are out $400 and no closer to an address.

We research what each community’s criteria actually say and which third-party programs it accepts, then match renters only where approval is realistic. It costs the renter nothing. Communities pay a referral fee at lease signing, and rent is not increased to cover it.

How we work

Criteria are confirmed with the property or the management company, logged with the date they were confirmed, and re-verified quarterly. That date matters more than most people expect: criteria tighten as a property stabilizes and loosen when occupancy pressure builds, so an answer from six months ago is a guess wearing a suit.

We also work every price tier. A record does not limit a renter to older or cheaper inventory. Approval depends on criteria and accepted programs, not the age or finish of the building. New lease-ups frequently carry the softest criteria in the market, and Class A properties that accept a guarantor will approve applicants an older property declines. Presenting only budget product would misrepresent what is available to you.

What we do not publish

The brand launched in 2025. We have no long placement record yet, so you will not find client counts, review totals, star ratings, or testimonials on this site. Borrowing those numbers is misrepresentation under TREC advertising rules and actionable under the Texas DTPA. When they are earned, they will come from closed-lease records and our Google Business Profile, and not before.

How the team is structured

What we will not tell you

Naming the limits up front saves you time and saves us both a difficult conversation later.

We cannot guarantee approval

Screening decisions belong to the community, including where a third-party program is involved. Anyone promising approval is either guessing or selling you something.

We are not attorneys

We do not advise on eviction cases, hearings, or appeals. For that, contact Legal Aid of NorthWest Texas or an attorney. We handle the housing side of the problem.

Programs are not free

A lease guarantee typically costs about one month’s rent as a one-time fee, and deposit alternatives carry premiums. They also screen you independently. We price them before you count on them.

Criteria go stale

A lease-up that took broken leases in spring may not in fall. That is why every criteria answer we give carries the date it was confirmed, and why we re-verify quarterly.
