1. Agreement

By using this website or our services, you agree to these terms. Fort Worth Second Chance Team is a licensed Texas real estate team brokered by Spirit Real Estate Group (TREC #562021-B), operating as an apartment locating service for renters in Fort Worth and Tarrant County.

2. What we provide

We provide renter-side apartment locating, including:

  • Apartments That Accept Evictions
  • Apartments That Accept a Guarantor
  • Broken Lease Apartments
  • Bad Credit Apartments
  • Apartments With Money Owed to a Landlord
  • Felony Friendly Apartments
  • No Credit Check Apartments
  • Luxury Apartments With Bad Credit
  • Apartments That Accept Housing Vouchers
  • Immediate Move-In Apartments
  • Apartments Accepting 2x and 2.5x Income
  • Income Restricted Apartments

Supporting deliverables include pre-qualification review, criteria and program matching, approval-odds context with expected deposits and fees, application strategy and document preparation, tours in person or by video, lease review, and denial follow-up.

3. No guarantee of approval

This is the most important term on this page. We do not and cannot guarantee that any community will approve your application. Screening decisions belong to the property, including where a third-party guarantee or deposit alternative is involved. Anything we tell you about a community’s criteria describes what that community told us on the date shown; it is research, not a commitment by the property and not an offer of housing.

4. Cost

Our locating service is free to renters. There is no fee, deposit, or charge for consultation or criteria research. Compensation is a referral fee paid by the apartment community after a lease is signed and occupancy is taken. Your rent is not increased to cover it.

Costs charged by third parties are not ours and are not included: application fees, admin fees, security deposits, risk fees, guarantor program premiums, deposit alternative premiums, pet fees, and rent.

5. Accuracy of criteria information

We confirm community criteria with the property or management company and record the date of confirmation, then re-verify quarterly. Criteria change with occupancy and without notice. Any criteria statement should be treated as accurate as of its stated date and re-confirmed before you rely on it for a decision.

6. Information you give us

You agree that the information you provide about your rental history, credit, income, balances, and background is accurate to the best of your knowledge. Inaccurate information produces an inaccurate match and can cost you application fees. We only submit your information to a property when you ask us to pursue that property.

7. Not legal advice

We are licensed real estate agents, not attorneys. Nothing on this site or said by our team is legal advice. For questions about an eviction filing, a hearing, an appeal, or your rights under the Texas Property Code, contact Legal Aid of NorthWest Texas or a licensed attorney.

8. Fair Housing

We comply with the Fair Housing Act and Texas fair housing law. We do not steer, and we do not make recommendations based on race, colour, religion, sex, national origin, familial status, or disability. We describe properties by commute, price, unit features, district boundaries, amenities, and screening criteria.

9. Website content

Content on this site is provided for general information. It is not tailored to your file until we review your situation directly. We may change or remove content at any time. Text, graphics, and layout on this site are our property or used with permission.

10. Limitation of liability

To the extent permitted by law, Fort Worth Second Chance Team is not liable for indirect, incidental, special, or consequential damages arising from your use of this site or our services, including any decision made by a property, a screening company, or a third-party program provider.

11. Third-party links

We link to outside resources such as court records, housing authorities, and legal aid organisations. We do not control those sites and are not responsible for their content.

12. Changes

We may revise these terms. Changes take effect when posted, and the date at the top of this page will reflect the revision.

13. Governing law

These terms are governed by the laws of the State of Texas.
