How it is organised
Four functions, one file
Second chance leasing has more moving parts than a standard rental search. Criteria have to be researched and dated. Programs have their own qualification. Documents have to be built before the first application, not after a denial. Splitting that work by function is what keeps the turnaround short.
Licensed locating agents
Texas-licensed real estate agents sponsored under Spirit Real Estate Group. They run your intake, decide which communities fit your file, tour with you, and read the lease before you sign. Every client works with a licensed agent, not a call-centre script.
Criteria research
The people who call properties and management companies, ask the six questions that matter, and write down the date. Their output is the verified database everything else runs on, re-verified quarterly because criteria move with occupancy.
Intake
First contact, day or night. They capture the record in enough detail to be useful — filing dates, dispositions, balances, income sources — and route urgent cases with a court deadline straight to an agent.
Client operations
Document prep, letters of explanation, application submission, program applications where a guarantee is in play, and denial follow-up. The unglamorous work that decides whether an application reads well.
Why we do not publish headshots
Our byline is the team, and that is deliberate. Which licensed agent handles your file depends on your situation, your language preference, and who is free when your deadline lands. Fronting the brand with one face would misrepresent how the work actually gets done.
What we do publish is the part that is verifiable: the license number, the brokerage, the memberships, and the fact that we are veteran-operated. Ross Quade is named where a license must be disclosed.
Accountability
Every agent is licensed by the Texas Real Estate Commission and sponsored under Spirit Real Estate Group (TREC #562021-B). That means there is a regulator to complain to and a broker who answers for the advice you get.
