1. Information we collect

You give us information directly when you submit an intake form, call, text, or email us:

• Name, phone number, and email address
• Move-in date, budget, bedroom count, pets, and preferred area
• Screening-relevant history you choose to share: eviction filings and their dispositions, broken lease status, balances owed to prior landlords, credit range, bankruptcy, and background history
• Income sources and supporting documents you send us for application preparation
• Correspondence between you and our team

We also collect limited technical information automatically when you browse this site, such as pages visited, referring source, and general device and browser type.

2. Why we collect it

The screening history is the point of the service. We use it to match your file against community criteria we have confirmed, so you apply only where approval is realistic. We specifically use your information to:

• Pre-qualify you against verified community criteria and third-party program requirements
• Prepare applications, documentation, and letters of explanation on your behalf
• Communicate with you about properties, tours, applications, and lease terms
• Follow up on a denial and identify what changes the next outcome
• Improve our criteria research and this website

3. Who we share it with

We do not sell your personal information. We share it only:

• With apartment communities and management companies, when you ask us to submit or support an application to a specific property
• With third-party approval programs (lease guarantee or deposit alternative providers), when you choose to pursue one and ask us to help
• With our brokerage, Spirit Real Estate Group, as required for supervision and recordkeeping under Texas Real Estate Commission rules
• With service providers who host our website, deliver our forms, and manage our communications
• With authorities, where we are legally required to do so

We do not share your screening history with a property without your instruction to pursue that property.

4. How long we keep it

Transaction records are retained as required under Texas Real Estate Commission recordkeeping rules. Enquiry records for searches that did not result in a lease are retained while they remain useful to you and then deleted on request.

5. Data security

We use reasonable administrative and technical safeguards to protect the information you send us. No transmission over the internet is completely secure, so please do not email highly sensitive documents unencrypted if you have an alternative.

6. Your choices

• Ask us what we hold about you and request a copy
• Ask us to correct anything inaccurate
• Ask us to delete your enquiry record, subject to brokerage retention requirements
• Opt out of marketing messages at any time; reply STOP to any text message
• Withdraw permission for us to submit your information to a specific property
